Thanks to the flood of private money moving into mortgage lending, buying an investment property has never been easier. The paperwork got shorter, not longer.

Here's how it works.

A DSCR loan doesn't ask what you make. It asks what the house makes.

DSCR stands for Debt Service Coverage Ratio, and it's one question: does the rent cover the property.

The rent side comes from the rent comp. An appraiser pulls comparable rents on similar properties nearby and sets a market rent for yours. If there's a lease in place, the lease sets it.

The other side is the full monthly liability. Not just principal and interest. Taxes, insurance, and HOA dues if the property has them.

Divide one by the other. If the rent comp covers the full liability, the ratio is above one and the property carries itself. If the rent comp doesn't cover it, the ratio is under one and you're covering the gap every month. That's not automatically a decline. Minimums vary, and some programs go below one for stronger credit, more money down, or deeper reserves.

Now, what this program does not ask for. No tax returns. No W-2s. No pay stubs. No employment verification. No personal debt-to-income calculation, because your personal income was never in the math.

You can even use gift funds for the downpayment!

Then the honest part. These are business-purpose loans on non-owner-occupied property, so you cannot live in the house.
