Calculator Inputs
When you use our mortgage calculators, you may enter financial details such as loan amounts, interest rates, property values, down payment figures, credit score ranges, and similar data points. These inputs are used solely to generate on-screen estimates for your review.

If you choose to schedule a consultation through our booking form, we collect information you voluntarily provide, which may include:
- Your full name
- Email address
- Phone number (mobile, if provided)
- Any notes or details you include in the scheduling form
Property Investment Report Requests
On certain calculator pages (such as the DSCR Investment Property Calculator), you may submit a request for a property investment report. This form collects:
- The property address (street, unit, city, state, ZIP)
- Your email address
- Your first name (optional)
This information is transmitted to our workflow processing system to generate the requested report and is used solely for that purpose and for direct follow-up about the report you requested.
Usage Data
We automatically collect certain technical information when you visit our site, including browser type, operating system, pages visited, time spent on pages, and referring URLs. This information is gathered through standard web analytics tools and cookies.
2. How We Use Your Information

3. Calculator Data & Client-Side Processing
Important: Our mortgage calculators run entirely within your web browser using JavaScript. The loan amounts, rates, property values, and other figures you type into calculator fields are processed locally on your device. These inputs are not transmitted to or stored on our servers.
When you close your browser tab or navigate away from a calculator page, the data you entered is discarded automatically. We do not maintain any database of calculator inputs tied to individual visitors. No account or login is required to use the calculators, and no calculation history is saved on our end.
4. Booking & Consultation Requests
When you schedule a consultation through our on-site booking feature, your contact details (name, email, and optionally phone number) are transmitted to Cal.com, a third-party scheduling platform, to create and manage the appointment. Cal.com processes this data under its own privacy policy.
We use the contact information you submit exclusively for appointment confirmations, callback follow-ups, inquiry status updates, and document reminders related to your mortgage inquiry or loan process. We will not add you to marketing email lists based solely on booking a consultation unless you separately opt in.
5. Cookies & Analytics
Our website uses a limited number of cookies and similar technologies for basic analytics purposes. These help us understand aggregate visitor traffic patterns, such as which calculator pages are most frequently used and how visitors navigate the site.
Specifically, we use the following analytics tools:
- Google Analytics 4 (GA4) — for aggregated site usage statistics. GA4 may set cookies and process pseudonymous identifiers per Google's privacy policy.
- Vercel Web Analytics & Speed Insights — for cookie-less, privacy-friendly page-view and performance measurement provided by our hosting platform.
We do not deploy third-party advertising trackers, retargeting pixels, or cross-site advertising technologies. We do not serve ads on this website or participate in ad networks that track your activity across other sites.
Most web browsers allow you to manage cookie preferences through their settings. You may disable cookies at any time, though doing so will not affect the core functionality of our calculators since they operate via client-side JavaScript.
6. How We Share Information
We do not sell, rent, or trade your personal information to third parties for marketing purposes.
We may share information in the following limited circumstances:
- United Direct Lending — If you proceed with a mortgage application, contact information and relevant details may be shared with United Direct Lending (NMLS #1749719) for loan processing, underwriting, and servicing purposes, as required by lending regulations.
- Service providers — We use third-party tools to process limited data on our behalf, including Cal.com (appointment scheduling), Google Analytics 4 and Vercel Analytics (site metrics), and workflow automation services (Railway / n8n) (processing Property Investment Report requests). These providers operate subject to their own privacy policies and our agreements with them.
- Legal requirements — We may disclose information if required to do so by law, regulation, legal process, or governmental request, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
7. Data Security
We implement reasonable administrative, technical, and physical safeguards designed to protect the personal information we handle. Our website is served over HTTPS to encrypt data transmitted between your browser and our servers.
However, no method of electronic transmission or storage is completely secure. While we strive to protect your information, we cannot guarantee absolute security. You provide information at your own discretion and risk.
8. Minors' Privacy
Our website and mortgage calculator tools are intended for adults age 18 or older who are evaluating home financing options. We do not knowingly collect personal information from anyone under the age of 18. 11. TCPA Disclosure, SMS Consent & Mobile Information
By voluntarily submitting your phone number through our booking form, consultation request, or other intake channels (including verbal consent provided during a recorded phone consultation), you provide prior express consent to receive telephone calls and text messages, including those sent via automated technology or pre-recorded voice, from Todd Hanley Mortgage Team and United Direct Lending at the number you provided. The scope of this consent is strictly limited to the categories described in the Scope of Messages subsection immediately below.
Scope of Messages (Customer Care Only)
Under this consent, we send two narrow categories of messages and nothing else:
- (1) The specific link you verbally requested on the call — a single templated text message containing the application, calculator, scheduling page, or document link you asked for during a phone consultation (including consultations conducted with an AI phone-agent assistant).
- (2) Customer-care follow-ups, ONLY if you continue engaging with that link — if you book an appointment, submit an inquiry, or begin a loan application through the requested link, templated follow-up messages limited to the specific subject you initiated may be sent. These are limited to: appointment confirmations, callback follow-ups, inquiry status updates, and document reminders related to your mortgage inquiry or loan in progress.
If your engagement ends after the initial link delivery, no further messages are sent. We do not send promotional, marketing, nurture, recurring outreach, or unsolicited messages under this consent. Marketing or broader recurring messaging would require a separate, appropriately-scoped opt-in.
AI / Automated Messaging Disclosure
Some phone consultations are conducted with an AI phone-agent assistant that identifies itself as part of the Todd Hanley Mortgage Team. When a consumer verbally requests a link during such a call, the AI assistant logs the consent and triggers a templated SMS containing the requested link. The text message content itself is templated (not free-form AI generation). Opt-out, HELP, and Message Frequency
You are not required to provide consent as a condition of purchasing any product or service. Consent may be revoked at any time by replying STOP to any text message or by contacting us at the phone number or email address listed below. Reply HELP for help, or contact us directly. Message and data rates may apply. Message frequency varies based on the nature of your inquiry.
Mobile Information & Opt-in Data — Not Shared
No mobile information or text messaging opt-in data will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
How We Collect Opt-in
SMS opt-in is collected through one of the following methods:
- Web form checkbox — on our booking modal, consultation request form, and certain calculator lead forms (such as the Property Investment Report form), an unchecked SMS-consent checkbox appears next to a clear message-program disclosure. The checkbox is optional, unchecked by default, and separate from any required agreement. Consumers may submit the form — and complete the underlying primary action (booking an appointment, requesting a report, etc.) — without checking the SMS-consent box. Checking the box is the only path by which the consumer affirmatively opts in to SMS via this method.
- Verbal consent during a recorded call — where SMS opt-in is requested verbally during a phone consultation, a documented call-flow script is used to obtain explicit verbal consent prior to any subsequent SMS communications. 12. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our practices, legal requirements, or operational needs. When we make material changes, we will update the "Last Updated" date at the top of this page. We encourage you to review this page periodically.
