You can't make it through your week without a specialist. And you shouldn't. Your heart has a cardiologist. Your eyes, an ophthalmologist. Your knee, an orthopedic surgeon. Somewhere along the way you learned a simple rule: when something matters, you don't hand it to a generalist.

So here's what I can't figure out. A woman I'll call Margaret does all of that — she keeps a folder for every specialist she sees. Then a letter comes about her mortgage, and she does the exact opposite. She calls a general lender. Someone who has never guided a single homeowner through retirement. Who doesn't know how her Social Security and her pension income are actually read on an application. Who has no idea which options she's eligible for and this is mostly because your average MLO, just doesn’t understand.

The biggest asset she owns — the house she raised her family in — just got the least specialized advice of her entire life. And Margaret isn't unusual. This is how it happens for almost everyone.

I'm Todd Hanley. I'm a Retirement Income Certified Professional and a Seniors Real Estate Specialist. That's not a tagline — it's the work I specialize in. Homeowners in their retirement years.

So what does a specialist actually change for you? Three things. First, I read your income the way retirement income really works — Social Security, pensions, investment draws, required distributions — not the way a thirty-year-old's paycheck works. Second, I know the full range of options you're eligible for — conventional, a right-sized refinance, financing a move closer to family, and reverse or HECM-for-Purchase when they genuinely fit. Third, I help you choose the one that protects the life you want at home for the years ahead — not just the one that closes fastest.

Some of these tools you may have heard frightening things about. My job isn't to sell you any single one — it's to show you honestly how each works, the trade-offs, and whether it fits. You decide.

You've held yourself to a specialist's standard your whole life. Your health. Your eyes. Your knees. Your home is where the rest of that life actually happens. It deserves the same standard.

If you're a homeowner thinking about your next chapter, book a fifteen-minute call with me. No pressure, no obligation — just a specialist, finally, for the decision that matters most. The link is right here.
