How to Write Better AI Prompts for Real Estate Decisions

Why do short real-estate questions often produce generic AI answers? Because AI has to fill in the context you never provided.

Most people don't get weak AI answers because the technology is useless. They get weak answers because their question gives the AI almost nothing to work with.

I'm Todd Hanley — a Senior Loan Officer licensed for mortgage lending in Florida, Texas, and New Jersey, a Florida real-estate licensee, and a builder of AI-enabled mortgage and real-estate data systems. I use AI inside real workflows for research, organization, content, and automation, with human review and compliance built in.

And the biggest lesson I've learned is this: the quality of the answer depends on the quality of the instructions.

Ask "Is this house a good deal?" and AI has to guess what matters to you. It doesn't know the local market, the property condition, your financing, your insurance concerns, the inspection findings, the contract terms, or your timeline.

So I built a simple teaching method for real-estate questions. I call it the H.O.M.E. prompt formula.

H means headline your goal. Don't just name the topic — tell AI what you're trying to accomplish. For example: "Help me prepare questions before I discuss this property with my agent."

O means offer context. Give it the listing details, location, property type, condition, financing plan, budget, timeline, reports, and concerns. Leave out sensitive information the task doesn't require.

M means mark uncertainty. Tell AI to separate known facts, reasonable assumptions, and missing information. And tell it not to invent comparable sales, repair costs, laws, property details, or lending requirements.

E means explain the output you want. Ask for a checklist, a comparison table, possible scenarios, or questions for the right professional.

Now compare the original question with this:

"Help me prepare to evaluate this home with my agent. Here's what I know: three bedroom, two bath in Plantation, listed at four sixty-five, FHA with three and a half percent down, closing in forty-five days, and the inspection flagged the roof.

Using only the information I provide, separate known facts, assumptions, and missing information. Identify possible concerns, then give me ten questions to ask my agent and my lender. Don't choose an offer price or make the final decision for me."

Same AI. Better instructions. Much more useful output.

AI should help you organize information, surface what's missing, and prepare better questions. It shouldn't replace your agent, your lender, or your inspector.
