If you're looking at Hometown Heroes in Florida, there are five things you need to know before you sign.

I'm not here to talk you out of the program. It helps a lot of people. But there are details that don't always come up in conversation — and you deserve to hear them before you commit.

Number one: it's a one-time use, for life.

If you use Hometown Heroes today and need to move in five years, you can't use any Florida Housing program again. Not Hometown Heroes. Not any of them. It's a lifetime restriction across every Florida Housing first and second mortgage program. That's a big commitment, and most people don't find that out until it's too late.

Number two: the interest rate is higher than market.

Your first mortgage rate isn't set by the open market — it's set by Florida Housing. Independent analysis shows those rates typically run about three-eighths to a half percent higher than what you'd get without the program. That down payment assistance isn't free. You're paying for it over the life of the loan through a higher rate.

Number three: if you're a veteran, you may not need it.

VA loans already offer one hundred percent financing with no down payment. So the main benefit of Hometown Heroes for a VA borrower is closing cost help. But you're also taking on a second lien — a repayment obligation that stays with you if you sell, refinance, or in the event of your passing, it falls to your estate. That's a trade-off worth understanding before you move forward.

Number four: the rate lock window is narrow.

Florida Housing's reservation system, the eHPortal, is only open Monday through Friday, ten AM to seven PM Eastern. No holidays. You can't shop the rate, you can't negotiate it, and if your timeline doesn't fit inside that window, you could run into complications.

Number five: watch out for scams.

Florida Housing has issued a public warning: there is no cost to apply for Hometown Heroes. If someone is charging you an upfront fee to help you apply, that's a scam. You can report it to the Florida Housing Inspector General at 850-488-4197.

Here's the bottom line. A lot of people should use this program. But go in with your eyes open. I'm not here to talk you out of it — I'm here to make sure you understand exactly what you're signing up for.
